Land acquisition in Nigeria carries real documentation risk. Before you commit funds, here are five things to check.

1. Title Verification

Confirm the seller actually has a valid, registered title to the land at the relevant land registry.

2. Certificate of Occupancy (C of O)

Verify that any C of O presented is genuine and matches the plot in question.

3. Survey Plan

Ensure the survey plan is authentic and coordinates match the actual boundaries on the ground.

4. Encumbrances

Check for any existing liens, mortgages, or disputes attached to the property.

5. Government Acquisition Status

Confirm the land isn't under government acquisition or earmarked for a public project.
